All figures are computed estimates based on publicly available rules and reference data — they are not a substitute for advice from a licensed financial adviser, property lawyer, tax professional, or a formal assessment from HDB, CPF Board, IRAS, or your bank. You should independently verify any figure before relying on it for a real transaction, and consult a qualified professional before making a purchase, sale, or financing decision.

Accuracy of figures and rules

Rules such as MSR/TDSR caps, CPF Housing Grant quanta, ABSD/BSD rates, resale levy amounts, MOP and wait-out periods are based on our understanding of publicly announced government policy as at the "as of" date shown within each calculator. These rules change periodically through government policy updates and cooling measures. We make a genuine effort to keep them current, but we do not guarantee they are up to date at the moment you use this site, and we are not affiliated with, endorsed by, or acting on behalf of HDB, CPF Board, IRAS, MAS, or URA. Always confirm current rules directly with the relevant government agency (hdb.gov.sg, cpf.gov.sg, iras.gov.sg) or via an official HDB Flat Eligibility (HFE) letter before committing to any transaction.

Price data and market estimates

Town and region price figures are either (a) live aggregates computed from HDB's own published resale transaction dataset on data.gov.sg, clearly labelled "live" with a sample size and date range, or (b) indicative planning estimates derived from general market reporting, clearly labelled "estimate". Neither is a valuation of any specific unit, and neither should be treated as a market appraisal. Actual prices vary by block, floor, orientation, lease remaining, renovation condition and negotiation. For a real valuation, consult a licensed property agent or valuer.

Renovation and wedding planning figures

The Renovation Planner and Wedding Planner provide indicative cost tiers and templates synthesized from published Singapore industry cost reporting. They are starting points for your own budgeting, not quotes, and we have no commercial relationship with any contractor, interior designer, venue, or vendor. We do not display live vendor pricing, and any number shown should be replaced with an actual itemized quote before you commit to anything. Wedding traditions and their costs vary enormously by family and community — the culture-specific line items are editable placeholders, not prescriptions.

Marriage and legal requirements

Marriage timeline information in the Wedding Planner reflects our understanding of publicly published Registry of Marriages (ROM) requirements for civil marriages. Muslim marriages in Singapore are solemnised through the Registry of Muslim Marriages (ROMM) under a separate process that this tool does not model. Always confirm current requirements and your exact filing window directly on marriage.gov.sg before making commitments that depend on a date.

Data sources and attribution

This site contains information from the datasets below, accessed on the dates shown, which are made available under the terms of the Singapore Open Data Licence version 1.0.

• HDB Resale Flat Prices and HDB Property Information, from HDB via data.gov.sg. Resale transactions are refreshed nightly; block details weekly.
• Private residential transactions, from the Urban Redevelopment Authority (URA) Data Service, refreshed twice weekly.
• Bus stops and bus services, from LTA DataMall, refreshed weekly. Rail opening dates are from LTA announcements and are targets, not guarantees.
• School Directory and Information (MOE) and Listing of Centres (ECDA), via data.gov.sg.
• Renovation and wedding starting figures are ours, not official data: planning-grade estimates for 2026 compiled from published industry ranges (Qanvast calculator data as reported by MoneySmart and ShopBack, and EdgeProp) and from venue price lists where a venue publishes one. They are not quotes, and no contractor, caterer or venue has priced your job.

Locations are geocoded with OneMap, © Singapore Land Authority. Shops, malls, hawker centres and markets come from OpenStreetMap, © OpenStreetMap contributors, under the Open Database Licence; OpenStreetMap is community-maintained, so a place may occasionally be missing or mislabelled, and walking times are estimated from straight-line distance.

SG Flatmate is not endorsed by, affiliated with, or acting on behalf of any government agency, and nothing here carries official status. Government data is used under an open licence that expressly does not imply endorsement. Agencies provide their datasets on an "as is" basis and are not responsible for anything we do with them.

Links to PropertyGuru, 99.co, EdgeProp, and similar third-party sites are provided for convenience only. We do not control, endorse, or take responsibility for the content, accuracy, or availability of those sites, and following a link does not imply any partnership or referral relationship. We do not extract, copy, or republish listing data from those sites — links open their own search results directly.

The AI assistants

The FAQ assistant and the planning assistants in the Renovation and Wedding Planners are AI features grounded in this app's own rule constants and your entered figures. They can still make mistakes or phrase things imprecisely, and they do not have access to live vendor pricing, images, or listings. Treat their answers the same way as the rest of this site: a starting point for your own research, not a final answer.

No liability

To the fullest extent permitted by law, SG Flatmate and its operator accept no liability for any loss, damage, or decision made in reliance on information provided by this site, including financial loss arising from a property, renovation, or wedding transaction. Use of this site is entirely at your own risk and discretion.

Accounts and privacy

Every calculator and planner on SG Flatmate is free to use, and most work without an account. Free use of the AI planners is limited to a small number of messages per day; an optional one-time Pro Pass (S$29, valid 12 months, not auto-renewing) removes that limit. Payments are processed by Stripe — we don't see or store card details. You may create an account with an email address and password; if you do, we store that email address and a securely hashed password — we never store your password in readable form. To enforce the daily free limit for visitors who aren't logged in, we count AI messages per day against a network address; these counts are not linked to your identity.

Figures you enter into the calculators are used to compute the results shown to you. When you choose to save or share a plan, the figures in that plan are stored so the link can reload them, and anyone holding that link can view it — so only share plan links with people you intend to share those details with. Street-name searches are sent to our server to query the live transaction database. Questions you send to the AI assistants, together with the plan figures they need for context, are processed by a third-party AI provider to generate a response. Please don't enter information into this site that you wouldn't want processed this way.
